Two federal programs let eligible buyers finance 100% of the purchase price. Here's the plain-English version of each, plus what to do if neither fits.
Available to eligible veterans, active-duty service members, and certain surviving spouses. Zero down, no monthly mortgage insurance, and competitive rates. If you have military service in your history, this is usually the first program worth checking.
Zero down for homes in USDA-eligible locations, and more of West Tennessee and the areas around Omaha qualify than most people expect. Household income limits apply and vary by county and family size. Kari can check a specific address or town for you in minutes.
Down payment assistance programs in Tennessee and Nebraska can cover some or all of your down payment on other loan types, and some conventional and FHA options start at 3% to 3.5% down. Zero down is one path, and it's not the only one.
Honest answer: zero down doesn't always mean zero cash. Closing costs still exist, but seller credits, lender credits, and gift funds can cover some or all of them. Part of Kari's job is structuring the offer so as much as possible lands on the other side of the table.
